Why Property Investment?
Property is very different to other assets such as stocks
and bonds. It is affected by global economic trends but, as a fixed asset, it
is also susceptible to local variables such as lease structures, tax codes,
regulations, legal rights, and customs. Validus believes property is a rich and

Unlike with shares and bonds, the investor can influence the performance of
their investment by having control over the management and physical features of
the property: you cannot renovate a bond to add value to it. Property also has
some other important attributes that differentiate it from other

Property value movements do not correlate strongly with movements in bond and
