Property is very different to other assets such as stocks and bonds. It is affected by global economic trends but, as a fixed asset, it is also susceptible to local variables such as lease structures, tax codes, regulations, legal rights, and customs. Unlike with shares and bonds, the investor can influence the performance of their investment by having control over the management and physical features of the property: you cannot renovate a bond to add value to it.   • Property generally produces strong current cash flows (from rents)
  • Property value movements do not correlate strongly with movements in bond and equity prices.
